How Much Do Pole Barns Cost?

Pole barns are high-quality, durable structures that use vertical posts to provide structural support. These posts eliminate the need for load-bearing walls, allowing for a large open space for a horse barn, garage, workshop, storage, and more. At JM Riehl, we build detailed custom pole barns for homeowners across Central Pennsylvania. When looking to build with us, homeowners may be wondering how much it will cost to build a pole barn on their property. Below, we have discussed factors that determine how much our pole barns cost. 

What Goes Into the Cost of a Pole Barn?

For pole barn costs, multiple factors can determine the final building quote; it will not only include the price for building the structure. Site prep, materials, interior and exterior finishes, electricity, insulation, and other custom options will be included in the final cost of the project. You will also need to obtain a permit to build a pole barn, which can cost anywhere from $350-$400 or more in Pennsylvania, depending on your municipality. 

Site Prep Costs 

Site preparation can incur the most charges, especially if the land needs a lot of work before construction. To prepare the site, you may need to level the land, dig into hills, install a driveway, and/or clear away trees and shrubs. Each of these steps will increase the cost of the project. We recommend choosing a location for your pole barn that is already level and won’t require as much preparation. Site prep can cost anywhere from $500 to $50,000, depending on your property type, the size of the pole barn, and how much needs to be prepared. 

Standard Pole Barns 

If you are building one of our standard pole barns, then prices will be at the lower end of our spectrum. Standard features for these include a prefab concrete footer, one uninsulated garage door, engineered trusses, and fully vented overhangs, among other features. Our smaller pole barns are less expensive than larger ones. Prices for standard pole barns range from $12,500 for our smallest 24x24x8 pole barns to $48,500 for our largest 40x80x16 pole barns. Customized Pole Barns 

At JM Riehl, we can customize your pole barn to make it function perfectly for your needs. We offer many custom options, including overhead and entry doors, finished interiors, skylights, snow and leaf guards, and more. Custom upgrade features for pole barns will incur an additional charge to the overall cost of the build. If you’re adding electric, plumbing, and an HVAC system to the pole barn, that will also increase the overall price. 

Upgraded Materials 

For our pole barns, we use premium-quality laminated wooden posts that won’t split or crack. If you are concerned about wood rot, which can happen due to Pennsylvania’s rainy weather, then we have a few upgrade options for our posts: 

Green Posts

The sections of the post that are two inches above ground and sixteen inches below the soil line are the most likely to decay. That’s why we offer Green Posts as an upgrade for a small cost. These are made with polyethylene and bitumen as a double-barrier system that is heat-sealed to the wooden posts. They use an uplift restraint system to eliminate in-ground post decay and rot. 

Perma Columns

Perma Columns are a permanent foundation system for pole barns. They consist of precast concrete columns that are placed in the ground instead of the wood. The concrete will resist the moisture in the ground, extending the lifespan of your pole barn. Perma Columns are the best upgrade we offer for posts, but are more expensive.
